Mini Split Sizing Guide

Properly sizing a mini split is the difference between a system that runs long, quiet and efficient — and one that short-cycles its way to a callback. Use this as a field reference, and always confirm with a real load calculation on the job.

A starting-point guide for selecting indoor units under average conditions.

What changes the answer

  • Insulation quality — poor insulation may require upsizing.
  • Ceiling height — higher ceilings add volume and may need more BTUs.
  • Sun exposure — big windows or heavy sun can need an extra 10–20% capacity.
  • Usage type — kitchens and offices with equipment run hot; consider going up a size.
  • Zoning — sizing separate zones? Use each zone's square footage individually.

Quick estimation formula

For a basic estimate in average conditions:

BTUs = Square Footage × 25

Example: 800 sq ft × 25 = 20,000 BTU → round up to the nearest standard size (24,000 BTU).

Rules for sizing ductless mini splits

  • Never install sizes bigger than 12k in rooms under 250 sq ft.
  • Always run a load calculation to confirm capacity (LaserCalc Mobile or Wrightsoft Manual J).
  • Oversizing causes short cycling, which shortens equipment life.
  • Undersizing leaves the customer uncomfortable when it can't meet the load.
